A Coastal Gem
Perched proudly in Myrtle Beach’s Grand Dunes, Vista Del Mar is a luxurious high-rise community offering unparalleled ocean views and direct beach access. Built in the 1990s, this enclave boasts two residential towers and a pool house, home to 65 spacious condos. Residents enjoy exclusive amenities such as a pool, clubhouse, private elevators, and gated security.
The community’s Mediterranean-inspired architecture, featuring stucco and concrete block, is a hallmark of the region. While a previous assessment had scratched the surface, BECS was brought in to delve deeper into the building’s condition. Our inspection uncovered a host of issues including peeling stucco, window problems, cracks in the concrete tile roofing, oxidation of steel, and ailing balconies.
Prior to work commencing, a pre-construction damage survey was carried out. This survey included several site visits to visually inspect accessible areas of the walls, balconies, and roof. Accessing the roof posed a unique challenge as it could only be reached by the stairs, with no elevator access available. In order to access the walls, the team employed mass climbers in conjunction with new pushout davits, enabling safe access to sheer walls using swing stages to facilitate the subsequent work process.
Once the plan for recovery was in place, we helped the community select a qualified contractor. Our role didn’t end there; we oversaw the entire construction process, maintaining quality assurance and inspection services. Recognizing the unique nature of this privately-owned condominium community, the team played a crucial role in facilitating open communication and maintaining transparency with the residents and property manager. A schedule of bi-weekly meetings, monthly virtual town halls, and annual board and owners’ meetings were scheduled to all stakeholders with frequent updates on the project’s progress.
Being on the coast, we braced ourselves for challenges, including a direct hit from a Category 1 hurricane and a tropical storm. But our team, along with all our partners, weathered the storms and kept the project moving forward. In the end, we not only restored Vista Del Mar’s beauty but also equipped it to withstand future coastal challenges.
