Prepping Building Facades in Myrtle Beach and South Carolina

As the busy tourist season winds down, building managers and developers have a prime opportunity to tackle maintenance projects that may have been put on hold. One key focus should be the facade, especially in coastal areas where environmental factors like sea salt, humidity, and wind take their toll.

Off-Season Maintenance Checklist

  • Inspect for Metal Corrosion: Corrosion staining from concrete reinforcing and from coated concrete.
  • Assess Stucco, EIFS and Concrete and Coatings: Check for cracks or signs of spalling and repair them to prevent water and salt from causing further damage.
  • Refresh Paints and Coatings: Reapply appropriate coatings, especially for reapplying a coating, to protect against coastal elements.
  • Wash Down Parking Garage: Wash all surfaces and inspect drains.
  • Check Roofing, Gutters and Balconies: Make sure roofs are watertight and gutters are clear to avoid clogs and water damage plus inspecting all concrete and wood frame balconies and railings.
  • Examine Woodwork: Inspect wood elements for rot or warping and apply treatments to extend their lifespan.
