Located in Raleigh’s vibrant Glenwood South district, West at North is a sophisticated condominium complex renowned for its modern design and prime location. Completed in 2008, the building boosts 170 units, 95 post-tensioned concrete balconies, and a 4-level partially exposed parking garage.
The complex showcases a durable post-tensioned concrete frame, complemented by a stylish mix of brick masonry, metal panels, and cast stone facades. The ground floor retail spaces add a dynamic commercial aspect to the property, while the building’s exterior, with cavity wall construction, punched windows, and balcony sliding glass doors, highlights its sleek and modern design.
Despite its impressive design, residents began to experience leaks in several units, particularly during wind-driven rain events. To address these issues, the condo association sought the expertise of the BECS team, who were brought in to perform a detailed evaluation and condition assessment of the building’s façade and balconies. As part of our investigation, we provided a leak/rain event tracking log, which was instrumental in gathering critical data on the timing and location of the leaks.
Our thorough assessment revealed several factors contributing to the water infiltration issues, each requiring tailored repair solutions. We recommended specific interventions for the façade and balconies, along with strategies for incorporating these repairs into future construction phases, providing long-lasting protection and durability.
